Letting your property
We want you to feel completely confident when you instruct Amanda Roberts to market your property. We know that letting your property is an important consideration not to be taken lightly and the quality of tenant is paramount.
We provide a comprehensive service to introduce suitable tenants in the shortest time possible, at the maximum rental, taking account of current market trends.
To achieve this we offer the following:

  • Sending of weekly lists of available properties to numerous companies, public services and relocation companies.
  • Erection of a free ‘To Let’ board for maximum visibility.
  • Prominent High Street location to market the property.
  • We raise tenant’s references from bankers, employers, accountants, previous landlords and character references (if necessary).
  • Drafting and completion of the Assured Shorthold Tenancy Agreement.
  • Collection in advance one months’ rent and one months’ deposit.
  • Serving Notice Section 21 forms two months prior to end of tenancy.
  • Re-negotiating tenancy renewals.
  • Organising gas safety certificates.
  • Organising EPCs

Tenants Rental Fees

The asking rent does not include charges that may be payable before and/or during the duration of the tenancy, therefore you may be required to make one or more of the following permitted payments:

  • A tenancy deposit of 4 weeks' rent
  • A payment of up to £50 inc VAT to alter the tenancy agreement, when requested by a tenant, or reasonable costs incurred if higher
  • A payment of £60 inc VAT for the replacement of a lost key or security device
  • Payments associated with early termination of the tenancy when requested by the tenant
  • Payments to service providers in respect of utilities, communication services, TV licence and council tax
  • Other payments, permitted under appropriate legislation, including damages.
  • The agent is a member of The Property Ombudsman Limited, which is a redress scheme.

Landlord Rental Fees

Full Management

  • Annual charge of 9.6% (inclusive of vat) of yearly rental income.
  • Advertising for tenants
  • Full referencing, including credit checks, employment status and earnings, landlord reference, passport check, right to rent check, know your customer check.
  • Preparation of tenancy agreements.
  • Section 21’s
  • Quarterly inspections
  • Maintenance jobs arranged and managed.

Introduction Only

  • One payment of 7.2% (inclusive of vat) of yearly rental income.
  • Advertising for tenants
  • Full referencing, including credit checks, employment status and earnings, landlord reference, passport check, right to rent check, know your customer check.
  • Preparation of tenancy agreements.
  • Section 21’s
